Conceptual Site Plan
– 153 acres
|
The Community
The neighborhood
on Parchcorn Hollow comprises a 153 acre valley. This farm had been parceled up
and sold at auction 6 years ago. Since that time we have worked to reunite the
property into a single legal entity. A Village, LLC is the unifying legal
entity.
The
legal structure moving forward is a condo-ed farm with the land, barn, and
natural resources being the common element. 14 “condos” in the form
of stand alone houses will be built and privately owned.
The Village
Community Association, Inc. is the homeowner’s association with
representation from each of the 14 owners. Every homeowner is a board member
and has a voice in the planning and management of the neighborhood.
How do we interpret
and apply “green” design?
Modest Size – limits
on maximum square footage will be set
Passive Solar – for
daylighting, heating and cooling purposes, the structures will work with the
sun’s orientation to minimize the need for electric lighting, heating
systems, and cooling systems
Off the Shelf – materials
will be sourced locally, minimizing shipping
Reproducible – the
intention is to demonstrate homes worth replicating
Affordable – $100
per square foot construction cost or less
Longevity – the structure’s life span should
be quantifiable
Accessible – an
elderly or infirmed resident and their caregiver should find the home’s
systems and layout livable
